About Us
Company & Background
Smart Management is an all-in-one property management platform built by real estate operators for real estate operators. It covers leasing, operations, finance, and team coordination in one place, powered by AI and real-time KPI tracking, to help property owners increase revenue and reduce workload.
Smart Management was co-founded by Tim Bratz (a real estate investor with 6,000+ units acquired), Brian Fast (a doctorate-level software engineer), and Matt Carlin (who oversees operations for Legacy Wealth Holdings). They built it because existing tools weren't good enough for their own portfolios, so they built what they actually needed.
Smart Management was founded in Ohio, with leadership based across the U.S.
Smart Management has been in development and internal use for several years, refined against a real portfolio of thousands of units. The platform is now onboarding its first external customers.

Maintenance history is logged per unit, and managers can review completed work, flag items for rework, and plan ahead with scheduled tasks that automatically surface when it's time to act.
Yes. Smart Management automates the lease renewal process, notifying your team, alerting the tenant by email, and generating renewal documents for signature, all from within the platform. Lease history is tracked per unit so you always have a clear record.

Yes. Smart Management handles accounting and bookkeeping natively. Financials are built directly into the platform and connected to your operations data, so you don't need a separate accounting tool.

Documents are stored within the platform and attached directly to the relevant lease, unit, vendor, or expense.
Yes. Smart Management includes a full task and calendar system with drag-and-drop prioritization, scheduled future tasks, multi-property views, and a to-do list organized by team member so everyone knows exactly what to work on and in what order.

You'll also receive access to a comprehensive video library, a full suite of how-to walkthroughs covering every feature in the platform, delivered at the start of onboarding so your team can get up to speed at their own pace.
